How this is calculated

remediation = affected area × rate per sq ft
extras      = inspection + containment
              + (scrubber days × day rate)
              + HVAC cleaning + disposal
remediation total = (remediation + extras) × (1 + contingency%)
job total   = remediation total + rebuild

The rebuild is added at the end rather than folded in, because that is how the money actually works: remediation removes affected material and cleans what stays, and putting back the drywall, insulation and flooring is a different trade and frequently a different contractor. A quote that looks cheap next to another is often one that stops at removal, and comparing the two requires knowing where each one ends.

Rate per square foot falls as the area grows because containment, negative air and getting a crew on site cost roughly the same at fifty square feet as at five hundred. That fixed portion spread over a small area is why bathroom quotes look expensive per foot, and it is also why the per-foot figure is a poor way to compare two jobs of very different size.

Every figure runs through the same function as the calculator, with inspection, containment, three scrubber days, disposal and a 15% contingency included, and no rebuild. Compare the last column against the second: the all-in rate on a bathroom is far above its nominal rate, while on a whole-house job the two nearly converge. That gap is the fixed cost of setting up, and it is the single most useful thing to understand before reading a quote.

How much does mold remediation cost?

Most jobs fall between $1,500 and $6,000, working out to roughly $10 to $25 per square foot of affected area. A small bathroom patch can be under $1,000; a whole-house job after long-term water intrusion runs past $20,000. The per-foot rate falls as the area grows, because containment and crew setup are close to fixed costs spread over whatever area is being treated.

Why is the rate per square foot higher for small jobs?

Because most of a small job is not the cleaning. Setting up containment, running negative air, protecting the rest of the house and getting a crew there costs about the same whether the affected area is fifty square feet or five hundred. That fixed portion divided by a small area produces a high rate per foot, which is why a bathroom quote can look expensive next to a basement one.

Does the quote include putting the room back together?

Usually not, and this is the most common gap between a quote and the final bill. Remediation removes the affected material and cleans what stays; the drywall, insulation, flooring and paint that replace it are a separate trade and often a separate contractor. Do I need mold testing first?

It depends on what you are trying to settle. If mold is visible and the cause is known, testing often adds cost without changing the work, and many remediation firms will say so. Testing earns its price when the extent is unclear, when there is a dispute with an insurer or landlord, or when you want an independent post-remediation clearance from someone who is not being paid to do the removal.

Will insurance pay for mold remediation?

Sometimes, and it usually turns on the cause rather than the mold. Damage traced to a sudden covered event, such as a burst pipe, is more often covered, frequently with a mold sublimit of a few thousand dollars. Mold from a long-term leak, humidity or seepage is commonly excluded as maintenance. Document when the water started and what caused it before filing.

Can I remove mold myself?

Small surface patches on hard, non-porous surfaces are a normal DIY job with ordinary precautions. Larger areas, anything in a wall cavity or HVAC system, and any situation where you would be disturbing material without containment are worth handing to a remediation contractor — and the underlying moisture has to be fixed either way, or it returns.
